

454 Brannan Street: Adaptive Reuse, Industrial to Office, 2000 Original Architect: Unknown, Circa 1940s Size: 9,600 s.f., Two Story Location: San Francisco, California This project adapted a family-owned Industrial building for reuse as a multi-tenant office building. The design was driven by the deficiencies of the existing building. For seismic upgrades, the simple structure is left intact and reinforced. The building’s plan and circulation are adapted for ADA compliance. To bring market-level value to the family’s asset, the building is modernized with added glass, enhanced color and a design organized for future upward expansion. The plan divides the space to accommodate as many as four tenants.
