Building on the functional success of the Prospect Green 2 project, E*Trade’s Prospect Green 3 facility was master planned in a similar manner. The functional plan allowed for the expansion of the compliance department from the Prospect Green 2 facility. Other E*Trade departments from the San Francisco Bay Area have subsequently migrated to Sacramento to fill this building.

The company’s expansion needs did not require them to lease the first floor of this three-story building; nor does the facility require reception areas, as it is not open to the general public. A primary circulation system crosses the building, addressing all the department neighborhoods, and a centrally located convenience stair connects the second and third floors. Break areas face the elevator lobbies to promote a socially interactive business environment for the E*trade employees.

Department neighborhood planning has been the key to the success of Prospect Green 2 and 3, which, while distinct from one another, equally project the E*Trade corporate culture.
